Outside scruffy so first impressions were not favourable. The stair carpet was dirty and worn, but the actual room was clean and the beds were comfortable. We were positioned at the back of the property and it was quiet and restful. …

The kerb appeal was poor as property looked scruffy and tired! First impressions were poor as the carpets in the hall entrance and stairs were dirty and worn. However, the rooms were clean with comfortable beds. Water was hot. White towels were fresh + clean. Dining area was clean. Breakfast was tasty with sausage, beans & mushrooms, cereals, yogurt & fruit. More than adequate, but not generous with Bacon & sausage portions (only one small rasher of bacon and one small chipolata) although they offered lots of toast so no need to go hungry! Our stay was comfortable and the staff were very welcoming and friendly.

Lovely family B&B - we had a beautifully furnished room at the front. Very good size en-suite with a bath. We were only here one night passing through but would stay here again as a base for a return visit to the city. Not right in the centre but close enough for a pleasant short walk in but quieter stay with good local amenities. Nice size breakfast too cooked well in a bright and airy eating area. Parking at rear was easy to find as owner gave instructions after the booking was made.

Bruna and Marko were both really hospitable hosts and we had a lovely 5nts stay. Our room was comfortable with comfy mattress and warm shower, with good power. I had a full English each day to set me up and the location is great for the castle, other attractions and restaurants. Thank you for a great stay!

This B&B is so well located for visiting Warwick. Stayed a couple of times now, and always found the family welcoming, our room was clear adequate for our needs. A good breakfast plenty of choice.|We've found it ideal to visit the NEC, a short drive, and there's plenty of parking to the rear of the building.

What an absolutely lovely stay. The traditional family run environment was extremely warm and welcoming. The room was wonderful, immaculately clean, light and the bed was to die for it was so comfy! A nice big bathroom with a warm shower, and the teddy on the bed was an adorable touch. Breakfast was delicious, proper home cooked food with mamas Italian inspiration! Cambridge Villa was a 15 minute walk to the Castle, and a 10 minute walk from the restaurants and bars, and the parking around the back made the whole location extremely convenient. We would stay here again in a heartbeat.... to see the friendly owners if nothing else! Thank you so much for an amazing stay. We loved it.

Overall we'd probably come back again, it's far from terrible, could just do with a refresh. Positives: It's about a 20 minute walk to the races which was our destination for the day, less to the city center. There's a good size car park to the rear. The bed was comfy, the room warm with a good size en suite. Breakfast was ok and the dining area was clean and airy.

A very friendly host and family. Clean and spacious room with fresh milk for tea and coffee. Breakfast was lovely with choices of cereal, fruit, yoghurt, and a hot breakfast. There is plenty of parking at the rear of the property. An easy 10 minute walk into Warwick itself and a lovely park nearby. Looked after extremely well.

From the minute we met Brunna we loved this place. She exudes warmth and humour and we knew we'd be well-fed! We were right. Breakfast is delicious and plentiful. The room and bed were clean and comfortable with a large en-suite shower room. Great shower! We had a room at the back of the house, so it was very quiet with a view of the garden and courtyard. There are a lot of stairs - but then, it's a delightful old, character building. Plenty of parking at the rear

Nice place, near town centre with superstores for picnic food and good restaurants and pubs very close by. Car parking round the back. Easy to find, comfortable rooms, decent bathroom, lovely breakfast. Marko really helpful and friendly. Great value for money.

Bruna (the Italian mamma) & Marco (her son who played professional rugby) are the perfect hosts. Very friendly & chatty. Fabulous breakfast! Rooms are nicely decorated. We even had a teddy bear on one of the beds, which was a nice touch. We had a room with a newly refurbished bathroom, which was lovely. Tea/coffee & kettle in the room. There is parking round the back down a small alleyway which was a bit hard to find & difficult to maneuver. Very close to town. Right next to a lovely park, plus pubs & supermarkets.

A warm and welcoming family run guest house . The room was clean and comfortable with a beautiful four poster bed and modern en-suite . Breakfast offered vegetarian options and the poached eggs were amazing - as was the coffee! We really enjoyed our stay and will be returning soon .

Great value for money guest house, with everyone incredibly welcoming. All rooms and facilities were to a good standard. There is a good amount of parking although a bit tricky to find the car park (need to go down an alley a couple of buildings away). Other than that, no complaints and would happily stay there again

We had a really great visit, one night in room 4 right at the top. Bruna was the nonna we all wish we could have, her son gorgeous and we were lucky enough to meet his cute little girl. I've no complaints, it's quaint and old fashioned but in a positive way. My only complaint is that there was no shower gel but a quick trip to Lidl solved that. Breakfast fabulous and the off street parking a bonus. We'll be back, just see see Bruna x

Owners where lovely they helped my partner who was getting married with times like earlier breakfast and stuff. Only negatives was the cobwebs and dust every where . So big wooden bed so loud and creaky and road really loud so we couldn't sleep and paid for 2 nights and only slept there one due to not being able to sleep the first
